The house is a 3 bed semi in East Sussex built around 1940. The following is a description of the house as I bought it, plus some pictures of the house as finished. 
About 15 years or so ago it was extended to convert the attic into a bedroom, and a bathroom was put in at first floor. It is built of brick with a cavity wall. The house sits on a corner plot by a road junction on a housing estate. The front of the house faces south .

Windows and doors
The house has upvc double glazing, installed some years ago, and the attic has a double-glazed Velux window. The front door is double glazed upvc and the rear double doors to the garden are single-glazed wooden doors.

Heating and lighting
Heating for space and hot water is from a combi gas boiler via radiators in all rooms and there is a coal effect gas fire in the living room. Most of the lights in the house are standard tungsten bulbs. The light fittings are generally a bit dated.

Floor
The front half of the ground floor is a suspended wood floor and the rear half is concrete slab. The rest of the house has wooden floors apart from the attic room which is covered in chipboard.
There are carpets on all floors except in the dining/kitchen area which has a vinyl floorcovering over the concrete slab.

Apart from the attic room, the carpets are all pretty grotty and marked.
Insulation
Insulation is minimal. There is no cavity wall insulation. There is about 50mm in the floor in the sides of the loft conversion. The attic room
The roof had about 50mm polystyrene behind the plasterboard and the plasterboard upstands have some polystyrene behind them.
However, the doors into the eaves space have no insulation at all so it got pretty cold in there.

The floors are not insulated. There are various ventilation grills in the back bedroom, the bathroom and kitchen.
Outside
The house is set down from the road with steps to the front door. There is a narrow passageway along the side of the house to the rear garden. There is no parking or a garage.
Garden
The garden is on various levels as the ground falls away from the road to the front and side of the house.
There is grass to the rear and terraced beds at the front. There is a raised paved area to the rear of the house. To the side and front is a grassed front garden level with the road with shrubs and a large cherry tree.

Energy Performance Certificate
All houses are now sold with an Energy Performance Certificate. They are cursory inspections of the building but at least provide a useful simple guide to the buyer on what works could be done to improve the performance of the building. The EPC rating that went with this house said that it was band D in terms of both Energy Efficiency and in terms of Environmental Impact Rating and that potentially it could become band C for both.
